We hear that a lot. 508 Lofts is one of the best kept secrets in Nashville. Why? Well, ask anyone who lives here, and they will tell you: “I like it like that.“
The unassuming 1920′s warehouse (the only mixed use building among industrial buildings) is home to numerous writers, musicians, journalists, decorators, painters and performers. Once you walk through the front door, the creativity envelopes you… a synergy you can almost touch.
508 Lofts has been honored to have Keith Harmon’s 2008 art show. We were host with 506 Events Gallery to Untitled Nashville and their 2011 Summer Show: Retrospective – 20 years of Art. We were host with 508 Events Gallery to Untitled Nashville with their 2013 Spring Show: Superstition. Neoteric Nashville just held it’s first Writers Night at 506.
We are a small community. Most folks are artists in some form or fashion. You will know your neighbors and probably make valuable friendships. Collaboration is common!

Since there are only 30 lofts, there is not a full time leasing agent on-site. Viewing appointments are only available when we have vacant units.

A rental application must be truthfully completed for each prospective applicant and/or occupant who is of the legal age of 18 or older and who will occupy loft. Any false information may call application to be rejected or lease to be nullified.
- All lease signer applicants must be of legal age to sign contracts which is 18.
- Criminal history of any type needs to be disclosed and maybe subject for rejection.
- Any prior eviction record is subject for application denial.
- Verifiable rental history is required. (Except for students leasing for the first time.)
- Stable and verifiable employment history will be verified. No job verification for students (Must have guardian/parent as cosigners) and retired persons (Must present proof of retirement benefits or other means of income).
- Individual applicants must gross 2.5 to 3.0 times the monthly rent.
- Our occupancy standard is 2 people per bedroom and is strictly enforced.
- Must be legally in the United States.
- We accept domestic cats and dogs that have been spayed or neutered.
- Acceptable animals include domestic cats, dogs (specific breeds are not permitted-see below), turtles, non-poisonous frogs, domestic hamsters, hermit crabs, gerbils, and small domesticated birds and domestic fish. The following breeds of dogs (or any mix of the following breeds) are not permitted: Pit bulls, (this includes American Staffordshire Terriers and Staffordshire Bull Terriers), Rottweilers, Alaskan Malamutes, Doberman Pinschers, Chows, Great Danes, St. Bernards, and Akitas. All other animals are prohibited, including pigs, horses, ponies, snakes, spiders, ferrets, and iguanas. When and if an approved animal is permitted on a property, additional fees are required. Additional requirements may be imposed. This policy does not apply to disabled persons who require the use of a support animal, which will be reviewed on an individual basis. Acceptance is at the discretion of the property manager.
- Title 8 of Metro Government of Nashville Davidson County, Tennessee must be adhered to.
- All cats must be kept in the owner’s loft, have proof of up-to-date vaccinations, and must be treated monthly for fleas.
- All dogs have a weight limit of 50 pounds, must be on leashes, have proof of up-to-date vaccinations, and must be treated monthly for fleas.
- Owners must clean up after their pet. No exceptions.
The owners and agents of 508 Lofts are committed to compliance with all federal, state and local housing laws prohibiting discrimination based on race, color religion, national origin, sex, familial status, disability and any other local laws protecting specific classes. See: The Fair Housing Act – 42 U.S.C. Chapter 45; Tennessee Uniform Residential Landlord and Tenant Act – T.C.A. § 66-28-101.
We have two separate laundry rooms, one on the first floor, the other on the second floor. It costs $1 per wash; $1 per dry. The washers and dryers are first come, first serve.
Painting the walls a different color is ONLY ALLOWED at the discretion of the property manager or owner and must be approved. The walls will be returned to building standard colors by the resident prior to vacating the loft. There will be a $1,000.00 fee charged if walls are not returned to building colors prior to move out.
The hardwood floors are original to the building, adding to the appeal of the lofts. However, the flooring is contiguous, and despite all the sound-proofing, double walls, dead space, padding and foam insulation, sound travels. Neighbors must be courteous of their neighbors and respect common-sense rules of etiquette regarding noise.
- Do not place speakers on the floor.
- Hard sole shoes (i.e., boots, high heels) make considerable noise on the hardwood floors; changing into soft sole shoes is encouraged once you settle into your loft (especially if you live on the second floor).
- It is recommended that area rugs be used, not only to define living space, but to absorb sound.
- Cloth wall hangings and curtains also absorb sound.
- Use a thick rubber floor mat under exercise equipment to reduce sound.
- Quiet hours are between 10:00 p.m. and 8:00 a.m. Of course, if you have a neighbor that is a day sleeper, you need to keep this in mind.
The Devil’s Dungeon Haunted Attraction, a business that is also owned by the building owner, is in the same building as the lofts. It is open 22-23 days per year in September and October (Friday and Saturday in September; Friday, Saturday, Sunday, and Halloween night, in October). Most find this fact as a fun part of their living at the lofts; however, parking is restrictive during this time and additional noise will be heard (i.e., screams of customers and actors, noise in the waiting line and music used in the haunted house). There are no concessions for rent. It’s not as bad as it sounds; however, it is an inconvenience at times.
